All this off course does NOT mean that you can’t see the property or inspect it in person before you make an offer in order to earn the maximum 50% share of our commission. No one would ever suggest or expect you to do that. The goal would be that you may be able to view it without us, either directly through the property owner….. or the listing real estate agent may be able to assist you AFTER YOU PRESENT HIM OR HER WITH OUR EXCLUSIVE BUYER AGENCY AGREEMENT (learn more about how that protects you in the FAQ section titled “Tell Me About The Agreement and How I Can Share In Your Commission As A Buyer”) Or we can even arrange to pay the listing brokerage agent an extra fee from our end of the commission so that they show you the property rather than us, in order so that you can earn the maximum 50% share of our commission. And remember, you can also digitally involve our Wealth Share Realty agents in real time with you as you view the property together with them through unlimited Zoom time or facetime or other live video viewing services without it affecting or lowering your share of commission. It is only our in person physical involvement during showings and inspections that determines your commission share percentage.
However, for your protection and ours, we can only arrange for you to see and inspect properties without us physically AFTER you’ve signed and returned our agreement, and you must arrange those viewings and inspections through us prior to visiting the property. That way we don’t have to count that viewing against you and we can still provide you with the largest commission split percentage possible. If for some reason, you do end up visiting a property before we can make the arrangement for you (which we highly advise you not to do), you should make sure to present your signed Exclusive Buyer Agency Agreement to either the property owner and/or any other Real Estate agent that may be present prior to your viewing or inspecting any property and you should also document that you have presented it to them (for example: take a video or a picture from your smart phone of your showing the agreement and informing them that you are represented by us exclusively), and then immediately contact us to provide us with the other real estate agent’s firm name, personal name, email and phone number as well as to inform us of which property you saw with them, so that we have a chance at protecting our claim to that commission for your protection and benefit, and ours.
But having said all this, the truth is that in recent competitive bidding environments, when there has been a shortage of properties for sale on the market, most offers in those highly competitive situations have been made without those buyers having ever seen or toured the inside of the property they are bidding on. This is also true in situations where someone is looking to purchase a 2nd home or a property in another state than they currently live in. In all of these types of situations, you as the buyer would be a perfect candidate to take full advantage of our 50% maximum commission sharing opportunity.
