In order to work with Wealth Share Realty and for us to be able to share our commissions with you, we require you to accept our Exclusive Agency Buyer Agreement which you can obtain by going to the home page of our website, www.WealthShareRealty.com , and clicking on the tab that says “I’m Looking to Buy or Lease” and then selecting the “Serious Inquiry” option (as long as this Serious Inquiry option is offered for the state you are looking to acquire property in). This agreement states that in order for us to be able to pay you a share of our commission, you must work exclusively with our agency as your buyer broker, and you may not already be represented by another brokerage agency. After all, fair is fair, and if you want us to commit to you and share our commission with you, you’ll need to commit to us too, because our commission sharing business model is based on us only working with (and paying) serious buyers.
You will also have the ability to instruct us to either only work with properties where the seller’s pay our commission (which you will be eligible to share), or if you are fine with paying our reduced buyer commission out of your pocket, you can also instruct us to broaden your property search to include properties where the sellers are not paying the buyer’ side’s agent commission, so that you don’t limit your search it to only properties where sellers pay the buyer’s agent’s commission.
However, under this agreement you can still purchase an unlisted property without us as long as you deal directly with the property owner and as long as it’s without the assistance of any another real estate firm (for example: in a “For Sale Owner” or a “For Rent Buy Owner” Situation), but if the property is listed with another real estate brokerage firm, you may only place offers through us as your exclusive agent.
